 The Gunboat Park Neighborhood is one of the last underdeveloped corners of downtown Tulsa and has been undergoing rebirth over the last two years.  The neighborhood’s unique mixed live-work environment and central location make it the perfect area for any organization that connects with their community to thrive. This is why, in addition to 20+ businesses, 60+ apartments, and 15 single family homes.


At the heart of the neighborhood is "The Gunboat Plaza".  As the neighborhoods largest development, the Plaza is the exciting home to multiple tenants including Leadership Tulsa's Headquarters, FC Tulsa Soccer Club's Headquarters, Go Brand LLC's first Tulsa Office, The Signal Factory's offsite location, Annie Brady Design's event planning offices, Updog Yoga's hot yoga studio, and Carlson Group's brokerage office.


The Plaza - originally home to the FC Ziegler Company for over 75 years - was purchased by the Carlson Development Group in February 2019.  Radically transformed over the course of 22 months, it reached 100% occupancy in December 2020.  The Plaza is actively managed by Carlson Management Group.
